The appraisal profession is always evolving. Often, it seems, appraisers are asked to provide additional information or have steps added to their appraisal process. All to ensure the end user is presented with the best information available. Since Penn Real Estate, Inc. knows that time is important to everyone, we've listed a few things you can do to lower turn times every time you order an appraisal from Penn Real Estate, Inc..
- Are you ordering appraisals online? When you order online, you automatically get e-mail acknowledgements that the request was received, and fast, secure .PDF format report delivery. This is the single biggest time saver available to both of us! We don't have to manually enter information from a fax, and you don't have to wonder whether we received the order.
- Are you providing complete and accurate information about the subject property? Being just one number off on the street address can really add unnecessary time to an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name are good data to include with the request. Even a list of recent area sales is welcome — however, remember that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may be different from yours.

- Tell us up front of the property's unique details. It's relatively easy to appraise a cookie-cutter house. Most of an appraiser's time is spent analyzing how unique details add to or detract from what otherwise would be a property's market value. When you order your report, let us know if there are unique elements of the home or surrounding area -- for example, it's recently had an addition constructed, it's subject to zoning restrictions, and it's susceptible to flooding. While these are things that we would find out on our own, knowing them early on makes your report arrive sooner.
- Be sure the occupants know the plan Confirming an appointment with the homeowner can be one of the most time consuming steps in the appraisal process. Many homeowners are understandably apprehensive with the fact a stranger wants to come in their house, look around, and make abundant notes. Having the thought that it will make the house appraise higher, some homeowners think they have to make the place spotless before the appraisal inspection. So they put off the inspection until they can get around to cleaning.
Coming from you -- a person they are working with on their loan -- a little knowledge about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and can shorten the appraisal inspection time.
